Imagine starting your morning with coffee overlooking luxury yachts, working during the day, strolling along the waterfront in the evening, and falling asleep to the sound of gentle waves. That is Dubai Marina.

This neighbourhood is built for those who refuse to choose between city life and the sea. Everything is here: the beach, restaurants, metro, supermarkets. No traffic jams to meet friends. No need to plan your evening a week ahead — simply step outside and choose from dozens of restaurants along the waterfront.

In Dubai Marina, you don’t need to escape the city. The city comes to you — in the most pleasant way possible.

1. How Dubai Marina Is Designed

Dubai Marina is a 3-kilometre artificial canal lined with over 200 residential towers. The district was created as a “city by the water” — and you feel it with every step.

There are no villas here. Instead, there are skyscrapers with panoramic views of the canal and the sea. Private beaches are absent, but JBR Beach is just a 5-minute walk away. Quiet streets are rare, but Marina Walk offers endless opportunities for strolling.

Marina is for those who love the city. Not for those seeking isolation, but for those who want to be at the centre of events while still enjoying water views from their window.

2. Why People Want to Move Here

  • Everything Within Walking Distance

In Marina, you don’t need a car. Supermarkets, cafés, restaurants, metro, tram, beach, gyms — everything is within walking distance. It is one of the few areas in Dubai where you can live without a car.

  • An Active Lifestyle

People jog along the canal in the morning, practice yoga on the promenade, paddleboard and kayak on the water. In the evening — walks, dinners with water views, meetups with friends. Marina never sleeps.

  • Excellent Transport Links

The area has two metro stations (Sobha Realty and DMCC) and a tram line. Getting to any part of Dubai is quick and easy.

  • Elevata domanda di affitto

Thanks to its proximity to Media City and Internet City, as well as a constant flow of tourists, apartments in Marina rent quickly and offer strong returns.

3. Who Lives Here

  • Young professionals working in nearby business districts.

  • Expats from Europe, the US, the UK, and Australia.

  • Families with children who value an active lifestyle.

  • Those who want to live by the water but aren’t ready to pay for a villa on the Palm.

There is no sense of an “elite club” here, unlike the Palm. Instead, there is a community feel where everyone finds their place.

4. Iconic Projects and Hotels

Dubai Marina attracts investors not only with its lifestyle but also with landmark developments that set the standard for the luxury market.

  • Ciel Dubai Marina

In November 2025, Ciel Dubai Marina opened as the world’s tallest hotel. With 82 floors, a height of 377 metres, and 1,004 rooms, it has one of the most recognisable silhouettes on the waterfront. Inside, you will find one of the world’s highest pools on the 76th floor and restaurants with panoramic views.

  • Residenze Six Senses Dubai Marina

One of the most anticipated projects in the area is the Residenze Six Senses Dubai Marina by Select Group. This 122-storey tower began construction in 2026, with completion scheduled for 2028. The project, valued at over $1 billion, offers just 251 residences — from two to four bedrooms, plus penthouses. The focus is on wellness: over 61,000 sqm of fitness zones, a spa, infinity pools, ice baths, salt rooms, and a longevity clinic.

  • Marina Shores by Emaar

Emaar is completing the 53-storey Marina Shores tower with 1 to 5-bedroom apartments and penthouses. Handover is scheduled for December 2026. Inside, you will find fitness facilities, a swimming pool, a tennis court, and a private marina.

  • LIV LUX by LIV Developers

A 49-storey project, LIV LUX, offering 1 to 4-bedroom apartments and duplex penthouses. Completion is set for 2026. It features an indoor cinema, a padel court, an infinity pool, and a yoga studio.

5. Where Everyone Gathers

  • Marina Walk

The main promenade of the area. Seven kilometres of pedestrian pathways along the canal. A place for walks, jogs, and meetups with friends. In the evening, lights come on, restaurant terraces open, and life continues late into the night.

  • Dubai Marina Mall

A small but cosy shopping centre right by the canal. 140 stores, 40 restaurants and cafés, a supermarket, and a cinema. And, of course, great views of the marina.

  • JBR Walk

The promenade at JBR Beach — another popular spot for meetups and strolls. Restaurants, shops, street performers, children’s play areas, and endless sea views.

  • The Beach at JBR

A beach complex with sun loungers, cafés, and water activities. A great place for family outings.

  • Pier 7

A seven-storey building with a different restaurant on each floor. Each offers views of the marina and a unique atmosphere. A great choice for dinner with company.

  • Bluewaters Island

An island with the Ain Dubai observation wheel and numerous restaurants. Connected to JBR by a pedestrian bridge.

6. What to See and Do

  • Yacht Cruise

You can rent a yacht or boat in Marina. See Dubai from the water, host a party, or simply enjoy the sunset.

  • JBR Beach

One of Dubai’s best city beaches. Clean sand, excellent infrastructure, and plenty of cafés and restaurants.

  • Paddleboarding and Kayaking

You can rent a paddleboard or kayak on the canal. It is a great way to see the area from a different perspective.

  • Skydive Dubai

A skydive with views of Marina and the Palm. One of the most popular activities for thrill-seekers.

  • XLine Dubai Marina

The world’s longest urban zip line. The route goes directly over the water and between buildings. Speeds reach up to 80 km/h.

7. How to Get There

Dubai Marina is one of the best-connected areas in the city, offering multiple transport options.

  • By Metro: Two Red Line stations serve the area — Sobha Realty at the northern end of the canal and DMCC near Dubai Marina Mall and JBR. Both provide easy access to the rest of Dubai.
  • By Tram: The tram line runs through the entire district, linking the metro, the Palm, and key residential towers.
  • By Car: Sheikh Zayed Road (E11) provides direct access to Marina. However, traffic can be heavy during peak hours, so it is worth planning your journey in advance.
  • By Taxi: Ride-hailing services like Uber and Careem are widely available, along with regular taxis throughout the area.

8. Education and Healthcare

Schools:

  • Dubai British School — a British school with an excellent reputation.

  • Greenfield International School — an IB programme school.

  • Jumeirah English Speaking School — a prestigious British school near Marina.

  • Regent International School — another good option for expat families.

Nurseries:

  • Blossom Marina Nursery — located right in the area.

  • The Children’s Garden — one of Dubai’s best nurseries.

Clinics:

  • Mediclinic Dubai Marina — a multidisciplinary clinic right in the area.

  • Emirates Hospital — one of the city’s top private hospitals.

  • King’s College Hospital London — a 10-minute drive away.

9. What’s New in Dubai Marina

In 2026, Dubai Marina continues to impress. Ciel Dubai Marina — the world’s tallest hotel — has opened, and the most ambitious wellness project in the area, Residenze Six Senses Dubai Marina, is already under construction.

New pedestrian zones and restaurants are appearing along the waterfront. Property owners are increasingly choosing eco-friendly solutions for their homes. Marina is becoming not just a place to live, but a space for a conscious, active, and healthy lifestyle.

If you are looking for a place where you can live in the rhythm of a modern city while staying in harmony with your surroundings, Dubai Marina is your choice.
