Al Ahlam (Al Ahlam District) is a residential neighbourhood within Султан Хайтам Сити, located in Al Seeb near Muscat. The Ministry of Housing and Urban Planning oversees the development of this project.

Unlike the apartment districts in the city, Al Ahlam offers a low-rise villa community with spacious green areas and landscaped public spaces.

A Neighbourhood of Standalone Villas

The project covers approximately 33,579 square metres and includes 47 standalone villas. Each villa starts at 400 square metres and features smart technologies for lighting, security, and climate control.

The layout focuses on low-density residential living. Open spaces separate the homes, creating a comfortable neighbourhood environment.

Green Spaces Throughout the Community

The project includes a 5-metre-wide green corridor with seating areas and gardens. Furthermore, the community park features a large shaded children’s play area and smaller gardens with seating and picnic spaces.

Residents also have access to:

Scenic, illuminated walking and jogging paths
A dedicated bicycle track
Pedestrian-friendly streets up to 16 metres wide
Ample parking and well-lit paths

Moreover, each villa includes covered garages, barbecue areas, master bedroom balconies, and rooftop gardens.

Designed for Everyday Living

Al Ahlam combines residential villas with landscaped outdoor areas. As a result, open space plays an important role in daily life. Public schools, private clinics, mosques, a main city mosque, a mall, and universities are all within a five-minute walk.

The project follows the overall planning principles of Sultan Haitham City. Consequently, residential districts connect through green spaces and community facilities.

Part of a Growing City

Al Ahlam is one of several residential communities within Sultan Haitham City. The new city plans to accommodate approximately 100 000 жителей. It will include homes, schools, healthcare facilities, parks and commercial areas as part of its long-term master plan.
