The Mandarin Oriental Downtown Residences are the brand’s first residential project in Dubai.
- St. Regis The Residences
A branded residential project in the Opera District with 1 and 2-bedroom apartments, offering stunning views of Burj Khalifa, Dubai Fountain, and Burj Park. Handover is scheduled for Q4 2026, with prices starting from AED 2.15 million.
- Sofitel Residences Downtown Dubai
A branded residential project by City View Developments with 1 to 3-bedroom apartments inspired by French style. Residents gain access to Sofitel-level services, including concierge, fitness centre, private cinema, and exclusive Accor network privileges. Handover is scheduled for Q4 2029, with prices starting from AED 2.55 million.
4. New Residential Developments
Several new residential projects are reshaping the Downtown skyline, offering investors and residents a range of options from branded residences to luxury apartments.
- Inaura Downtown by Arada
One of the most striking new projects in the district is a 42-storey tower over 200 metres tall, designed by the Dutch architectural firm MVRDV. Its main architectural feature is a central sphere housing social and dining spaces with panoramic views of Burj Khalifa and Dubai Mall. The project includes 114 branded residences, from 1 to 4 bedrooms, as well as a three-storey penthouse and duplexes. Inaura has received LEED Gold pre-certification. The building offers a Formative fitness centre spanning 3,000 sqm, a spa with cryotherapy, a medical clinic, and restaurants.
- Grande by Emaar
A new 78-storey residential complex in the Opera District with direct views of Burj Khalifa. Residents have access to a swimming pool overlooking Dubai Fountain, a fitness centre, and a children’s play area.
- Address Grand Downtown
A joint project by Address Hotels + Resorts and Nshama. It offers 3 to 5-bedroom apartments and duplexes with a rooftop pool, spa, sports court, and jogging track. Handover is scheduled for Q2 2028, with a 10/60/30 payment plan.
- Burj Khalifa
Dubai’s symbol and the world’s tallest building at 828 metres. The “At the Top” observation deck on the 124th and 148th floors offers a 360-degree panoramic view.
5. Where Everyone Gathers
- Mohammed Bin Rashid Boulevard
The main pedestrian artery of the district, stretching more than 3 kilometres. Restaurants, cafés, street performers, shops — life here continues late into the night.
- Centre commercial de Dubaï
The world’s largest shopping centre with over 1,200 stores, 22 cinema screens, and 120 restaurants and cafés. It also features the Olympic-sized Dubai Ice Rink and Dubai Aquarium. It is a place where people come not only to shop but also to meet friends, have dinner, or simply take a stroll.
- Opéra de Dubaï
The cultural centre of the district. An opera house, concert hall, and venue for premieres and galas. Its architecture resembles the sail of an Arabian dhow. It seats up to 2,000 spectators and hosts over 2,500 performances featuring more than 6,500 artists from around the world.
- Souk Al Bahar
A traditional market with a modern atmosphere. An excellent spot for dinner with a view of the fountain. Connected to Dubai Mall by a bridge.
- Fontaine de Dubaï
A 275-metre fountain that dances to music. A spectacle that draws thousands of people every evening. Shows run daily: during the day at 13:00 and 13:30, and in the evening every half hour from 18:00 to 23:00. Admission is free. The best views are from the Souk Al Bahar waterfront or the boulevard itself.

By Car: Located between Sheikh Zayed Road and Al Khail Road, providing quick access to the city’s main highways.
By Taxi: The most convenient option if you are travelling with luggage or during peak hours.
