Yenaier Residence is a modern residential project within مدينة السلطان هيثم, a new smart city located in Al Seeb, close to Muscat. The development is named in tribute to His Majesty Sultan Haitham bin Tarik.

Unlike the low-rise neighbourhoods in the city, Yenaier Residence is designed as a contemporary apartment community with residential towers, landscaped public spaces and everyday amenities.

A Contemporary Residential Development

The project covers approximately 56,166 square metres and includes more than 700 residential units distributed across six interconnected residential towers. The development also includes commercial and retail spaces, creating a mixed-use environment where residential and commercial areas are located within the same community.

The residences range from 71 sqm to 462 sqm, offering a variety of layouts to suit different lifestyles. The project offers freehold ownership for all nationalities.

Yenaier Residence is one of several residential communities planned within Sultan Haitham City.
